Buying a property in Gurugram may seem straightforward at first, but many buyers overlook several hidden costs that can significantly increase the total investment. Beyond the base price of the property, expenses like stamp duty and registration charges—typically around 6–8% of the property value in Haryana—add a substantial amount. Builders often include Preferential Location Charges (PLC) for units with better views, higher floors, or corner positioning, which can cost several lakhs. Additionally, buyers are usually required to pay advance maintenance charges covering security, electricity, and upkeep of common areas for one to two years.

Other commonly ignored costs include parking fees, which are rarely included in the base price and can range from a few lakhs to even higher in premium projects, and club membership charges for access to amenities like gyms and swimming pools. If the property is under construction, a 5% GST is also applicable, further increasing the cost burden. Home loan buyers must also consider bank processing fees and legal charges. Finally, after possession, interior and furnishing expenses—such as modular kitchens, wardrobes, and lighting—can add a significant amount to the overall budget. Therefore, it is crucial for buyers to calculate the complete cost of ownership rather than just focusing on the advertised price, ensuring better financial planning and avoiding unexpected surprises.
