When buying a property, whether it’s a luxury apartment in Gurgaon or a budget home in another city, one of the most confusing aspects for buyers is understanding the difference between Carpet Area, Built-Up Area, and Super Built-Up Area. These three terms are crucial in real estate because they directly affect the price you pay and the space you actually get to use. Developers often advertise homes based on “super built-up area,” but as a buyer, you must know exactly what these terms mean to make an informed decision.

The Carpet Area is the actual usable area within the four walls of your apartment – the space where you can lay a carpet, hence the name. It includes bedrooms, living room, kitchen, bathrooms, and any balconies inside your home.

The Built-Up Area is slightly bigger than the carpet area. It includes the carpet area plus the thickness of the internal and external walls, along with utility spaces like a balcony or terrace (if attached to the apartment).

When you are buying a property, the most important number to remember is Carpet Area because that’s what you can actually use. Built-up and super built-up areas are often used for marketing purposes, but they don’t reflect the real usable size of your home. With RERA regulations in place, builders are now required to be transparent about carpet area, but it is still wise for buyers to ask questions, calculate the loading factor, and compare projects carefully.
