Gurugram News :Gurugram's Southern Peripheral Road is now making its mark in the list of India's fastest developing real estate and infrastructure corridors. Now it has no competition in terms of a premium real estate hub. There was a time when it was considered only a route connecting Sohna Road and Golf Course Extension Road.
Residential and commercial projects worth over ₹1 lakh crore are either launched or in planning, and major road connectivity gaps are being addressed rapidly. The SPR is now shaping the next phase of Gurugram's growth. In the last two years alone, developers have launched projects worth over ₹50,000 crore on the SPR. This figure is expected to double by 2027, making it one of the most active micro-markets in the country.
Prices have touched ₹25,000 per sq ft in some areas. Leading this growth are major developers like DLF and Signature Global. While DLF is preparing for its next big project, Signature Global is developing a 93-acre township on the Southern Peripheral Road, which will have 1.7 crore sq ft of saleable area and a sales target of ₹27,000 crore. A major reason for this boom is the government's emphasis on infrastructure. The Gurugram Metropolitan Development Authority recently acquired two pieces of land near Sectors 71 and 65, making it possible to build two essential link roads.
These small but strategic roads (350 metres and 170 metres) will reduce the long commute, make way for new water and sewer lines, and improve connectivity between sectors 62–65 and 71–73. The cost of these two lands was ₹3.2 crore and tenders will be floated soon. Another big plan is to build a 5.5 km elevated corridor from Vatika Chowk to NH-8, which will cost ₹750 crore. Of this, ₹620 crore has been kept for construction and ₹130 crore for land. This six-lane road will help in connecting Dwarka Expressway, Delhi-Mumbai Expressway and NH-248A easily. More than 95 km of roads on the SPR are being upgraded, and facilities such as flood control schemes, service lanes, storm water drains, and sewage treatment plants are also being built. Facilities such as flyovers and better sector-sector links are improving the quality of life. The road will also have several entry-exit ramps and cloverleaf interchanges, which will reduce travel time and provide relief from traffic jams. The NHAI is also preparing to shift the Kherki Daula toll plaza to Panchgaon in the next three months, which will provide great relief to those traveling on the SPR.
